Opinion of Value

We are asked all the time by property owners, occupiers and banks to estimate market value of an industrial property. We conduct a detailed analysis of the subject property and the real estate market.

In order to do so we will make a site visit to determine locational and physical characteristics of a property as well as a level of upkeep and maintenance.

We review statement of income and expenses, assessment records and tax bills, zoning and permitted uses as well as any property inspection reports or environmental studies that might be in our clients possession.

We provide Comparable Sales Approach to value based on similar properties sold and Income Approach to Value as well. We analyze market trends, CAP rates, net rental rates and vacancy rates.
