64 Samor Road: Industrial Space for Lease in North York with a Fenced Yard

By Goran Brelih, B.Sc.Eng., SIOR  |  October 19, 2026  |  6 min read

North York has about 72 million square feet of industrial space, and very little of it sits empty. Vacancy was 3.0% in Q2 2026, and finding ±56,000 square feet with a fenced yard and 53′ trailer access inside the 401 is the exception, not the rule. 64 Samor Road is that exception.

Key takeaways

·         North York is one of the tightest industrial markets in the GTA. Vacancy was 3.0% in Q2 2026, against 4.9% across the Greater Toronto Area. The average asking rent was $15.41 net plus $5.04 TMI.

·         64 Samor Road offers ±56,002 SF with a fenced yard. Three truck-level doors, two drive-in doors and 53′ trailer access, with a fenced, paved yard on the east and north sides.

·         It is set up for distribution, and racking is available. Power is 2,000 Amps at 600 Volts, with upgraded LED lighting and full sprinklers.

·         Asking $16.75 net plus $3.75 TMI. That is $20.50 per square foot gross, in line with the North York average of about $20.45, but with a fenced yard most competing space does not offer.

Where the North York Market Stands

North York is one of the largest industrial submarkets in central Toronto, with about 72.4 million square feet of inventory. It is also one of the hardest places to find space. Overall vacancy stood at 3.0% in Q2 2026, up only slightly from 2.8% the quarter before. Across the wider GTA Central market, vacancy was 4.0%, and across the GTA it was 4.9%.

Rents reflect that scarcity. The average quoted net asking rent in North York was $15.41 per square foot in Q2 2026, with average TMI of $5.04. That gives a gross occupancy cost of roughly $20.45 per square foot, among the highest of the central submarkets.

No new industrial land is being created inside the 401, and older sites are steadily being redeveloped for other uses. Larger blocks of space with outside storage and full-size trailer access are getting harder to find each year.

Why It Works for Last-Mile and Distribution

Last-mile operations live or die on location, yard and door access. 64 Samor Road delivers on all three.

  • Highway 401 is about five minutes away, with Allen Road close by. The building can serve central Toronto’s dense residential neighbourhoods on same-day routes.
  • The fenced, paved yard gives room to stage delivery vans, park a fleet overnight and keep trailers secure.
  • Truck-level doors handle full-size trailers, while drive-in doors suit vans and forklifts. Most last-mile operators need both.
  • 2,000 Amps at 600 Volts supports conveyors, sortation equipment and EV fleet charging.
  • Available racking can save a tenant capital cost and weeks of fit-out time.

The property is zoned MC(H), Industrial-Commercial, under the former City of North York Zoning By-law 7625. Permitted uses include warehouse, manufacturing, transportation terminal, contractor’s establishment, industrial sales and service, showroom, research laboratory and public self-storage, among others. The holding (H) provision limits the floor area that can be used for retail and office, so occupiers should confirm their specific use before committing.

What Else Is Available in North York and Central Toronto

In October 2026, there were only about a dozen industrial listings between 30,000 and 56,000 square feet across Toronto’s central and north-west submarkets. Asking rents for direct leases ranged from about $10 to $16 net, averaging roughly $14 net, with TMI typically between $3 and $7.

Most of that space is a unit in a multi-tenant building, with a shared truck court and no yard of its own. Many options offer more clear height, typically 16′ to 22′, but very few combine a full industrial building’s worth of space with a fenced yard, 53′ trailer access and a central North York location.

What It Means For You

  • If you run a last-mile or parcel operation, this is one of the few central locations with the yard and door mix to stage vans and receive trailers on the same site.
  • If you are a 3PL or e-commerce operator, available racking and immediate possession mean you can be operational quickly, close to urban customers.
  • If you are a wholesaler or distributor, you get space five minutes from Highway 401, next to the Castlefield Design District and the Yorkdale retail node.
  • If you are a trade or contractor business, the fenced yard gives you secure outside space for vehicles and materials that is rare this close to the core.

On a gross basis, 64 Samor Road is priced in line with the North York average, while offering features that most competing space does not.
