103 Orfus Road: 38,569 SF of Central Toronto Industrial Space for Sublease

103 Orfus Road offers 38,569 square feet of industrial space for sublease in central Toronto, at Caledonia Road and Lawrence Avenue West, with immediate occupancy. It combines three things that rarely appear together: a genuinely central address, shipping that accommodates 53-foot trailers, and an occupancy cost well below the Toronto Central average.

Space inside the City of Toronto has spent most of the last decade leaving the industrial pool, not joining it. Older buildings get rezoned, employment lands get converted, and operators who need to be near their customers have been pushed toward Vaughan, Brampton and Mississauga. A sublease changes that calculation — it lets a tenant occupy central space at a cost structure the direct market will not currently produce.

A central location, in the literal sense

Orfus Road sits just south of Lawrence Avenue West between Caledonia Road and Dufferin Street, in the established employment pocket immediately southeast of Yorkdale. That is not “central” as a marketing adjective. It is central on the map.

From here, a driver reaches downtown Toronto, Pearson International Airport, Scarborough or the northern edge of Vaughan without crossing the city. For a distributor, a service contractor or a light manufacturer whose customers are spread across the GTA, that geometry shortens every route rather than favouring one direction.

Proximity to labour is the quiet advantage

The site is surrounded by dense, established residential neighbourhoods — Lawrence Manor, Yorkdale–Glen Park, Downsview, Weston, North York and York — putting a deep workforce within a short commute.

This gets underweighted in site selection, and it is usually what hurts most later. A cheaper building in an outer node looks like a saving until a company is competing for warehouse staff, drivers and technicians against every other occupier in the same business park, all drawing from the same limited catchment.

Central Toronto inverts that. The labour pool here is large, diverse and long-settled, with a meaningful share of households that do not own a car and therefore need work reachable by transit. For a second-shift or weekend operation, that is often the difference between a schedule that fills and one that does not.

Public transit that actually serves the site

103 Orfus Road is served by TTC subway Line 1 at Yorkdale and Lawrence West stations, with Lawrence Avenue West and Caledonia Road bus routes running directly past the property.

Most GTA industrial buildings are transit-accessible only in the technical sense — a bus every half hour, then a twenty-minute walk along a road with no sidewalk. This one is not. Yorkdale is one of the busiest interchange points in the TTC network, so staff can arrive from across the subway system without a car.

The area’s position improved again recently: Line 5 Eglinton began passenger service on February 8, 2026, and its Caledonia station sits directly down the Caledonia Road corridor from the property. Every added transit option widens the hiring radius without adding a dollar to payroll.

Highway access and the shipping corridor

Allen Road is minutes east of the property and feeds directly onto Highway 401, which connects west to Highway 400, Highway 427 and Pearson International Airport, and east across the top of the city.

The Allen Road connection is the detail worth understanding. It is a controlled-access expressway that delivers trucks onto the 401 without the stop-and-start of an arterial approach — close to the highway network without sitting in the congestion that usually comes with being close to it.

A carrier can service Mississauga in the morning and Scarborough in the afternoon from the same dock. For last-mile operators the maths are simpler still: the denser the customer base around a building, the more stops a truck completes per shift.

Excellent access for 53-foot trailers

The premises offer three truck-level shipping doors, with a large surface yard and parking field that gives 53-foot trailers room to manoeuvre — the constraint that disqualifies most older central Toronto buildings.

This is where a lot of infill industrial space quietly fails. A building can have the right size, rent and location and still be unusable because a full-size trailer cannot swing into the dock without blocking a street or a neighbour’s loading area.

Be clear-eyed about the clear height. At 15′ 4″, this is not a high-cube distribution box, and a tenant planning six-level selective racking should look elsewhere. What it suits is the much larger group who do not need that: service and contracting businesses, light assembly, showroom-and-warehouse operations, and users who need floor area and good shipping more than vertical storage. Ample surface parking matters too — a real constraint at many central sites.

MC zoning opens the door wider than most industrial space

The property is zoned MC — Industrial Commercial — which permits an unusually broad range of uses, including warehouse, manufacturing, custom workshop, contractor’s establishment, industrial sales and service, showroom, retail store, office uses, fitness centre, commercial school, college, place of worship and public self-storage warehouse.

That list matters more than it first appears. Strictly industrial zoning forces a tenant to justify every non-warehouse square foot. MC zoning treats a showroom, a training facility or a substantial office component as permitted rather than exceptional — which widens the field of who can look at this building, and makes the lease easier to assign later.

One caution. Zoning by-laws carry site-specific provisions, and the listing carries a holding designation. Confirm your specific intended use with the City of Toronto before committing.

Low occupancy cost for a central address

The net rent on this sublease is materially below the Toronto Central average, and the additional rent includes utilities — an inclusion that changes the comparison more than most tenants expect.

For context, Toronto Central recorded a weighted average net asking rent of $14.75 PSF in Q2 2026, with sublease space making up just 0.4% of availability. Opportunities at this size are scarce.

The utilities inclusion matters when you compare offers. Most quoted TMI figures exclude hydro, gas and water, which arrive later as a separate and variable line item. Folding them in produces a budgeting number a tenant can plan against — and makes a headline TMI figure look higher than the equivalent all-in cost elsewhere. Compare total occupancy cost, not components.

The practical outcome: a tenant can hold a central Toronto address at a cost closer to what the outer nodes charge, while keeping the labour catchment, transit access and shorter delivery routes those nodes cannot offer at any price.

Who this space fits

103 Orfus Road suits occupiers who need central Toronto reach, real trailer shipping and 38,569 SF of contiguous floor area, without requiring high-cube racking.

  • Last-mile and courier operations measured on stops per route.
  • Service and contracting businesses — mechanical, electrical, HVAC, restoration — dispatching crews across the city daily.
  • Light manufacturing and assembly needing floor area, power and transit-reachable labour.
  • Showroom-and-warehouse users, schools, fitness operators and places of worship taking advantage of MC zoning.
  • Companies consolidating multiple locations into one central site.

One timing note. Negative absorption across Toronto Central for two consecutive quarters means conditions have moved in the occupier’s favour for the first time in years.
